Question 1

How much is the rent in El Patio Oro?

Accepted Answer

Price is the question we get most about El Patio Oro: the current range for furnished apartments is 38,000 - 85,000 EGP/mo, with a typical asking rate around 45,000 EGP/mo. If your budget sits below this range, tell us and we will suggest nearby options in New Cairo.

Question 2

How long is a rental contract in El Patio Oro?

Accepted Answer

Six or twelve months is the norm in El Patio Oro, depending on the owner and unit type, with furnished apartments in the 38,000 - 85,000 EGP/mo range. Term, renewal and payment schedule are all written clauses, and we walk through them with you before signing.

Question 3

How long does a viewing in El Patio Oro take to arrange?

Accepted Answer

We reply on WhatsApp with what is open in furnished apartments within the 38,000 - 85,000 EGP/mo range; the slot itself depends on the owner's availability and compound access. Tell us the day and time that suits you and we handle the rest.

Question 4

How much deposit is required in El Patio Oro?

Accepted Answer

The deposit is set by each individual owner — there is no fixed figure in El Patio Oro or in New Cairo generally. It moves with the unit, the contract length and whether it is furnished. We get the exact amount for your chosen unit in writing before the viewing; it is refundable at the end of the term per the clause you agree.

Question 5

Who pays for electricity, water and maintenance?

Accepted Answer

Utility consumption (electricity, water, gas, internet) is normally the tenant's. The compound maintenance fee is the variable one: some owners in El Patio Oro absorb it, others split or pass it on. It belongs in the contract as a written clause — do not sign until it is spelled out, and we make sure it is.

Question 6

What exactly is included in a furnished unit in El Patio Oro?

Accepted Answer

Furnished apartments usually come with full furniture, air conditioning, an equipped kitchen and basic appliances, but the contents differ from unit to unit. The right practice is an itemised inventory signed alongside the contract, which protects both sides. We send photos and the unit's details before you view.

Question 7

How much notice do I need to give to end the lease?

Accepted Answer

There is no single notice period across contracts — it is a clause you and the owner agree up front. If you might leave before the term ends, or intend to renew, make sure that condition is written explicitly. We read it through with you before signing.

Question 8

Is there a fee for the tenant?

Accepted Answer

Any commission or cost is stated to you in full before you view, and we never take money for you to see a unit. Ask us about the fee on the specific unit you are interested in and we will put it in writing before you commit to anything.

Question 9

What documents do I need to sign a lease?

Accepted Answer

Primarily valid ID — a national ID for Egyptians, or a passport and residency for expats — so both parties' details go into the contract. Some compounds also require the resident's details to be registered with security before move-in. We confirm exactly what El Patio Oro asks for ahead of your viewing.

Question 10

Is the asking rent negotiable?

Accepted Answer

It depends on the owner, the term and the payment schedule, and there is no guarantee. What helps is knowing the true range: furnished apartments in El Patio Oro currently run 38,000 - 85,000 EGP/mo. Where demand on a unit is high, the room to negotiate shrinks.

Question 11

Where exactly is El Patio Oro and what is nearby?

Accepted Answer

El Patio Oro is developed by La Vista Developments and sits in New Cairo. Location feeds straight into rent: the closer a unit is to the gates, main roads and facilities, the higher it prices inside the very same project.
